170 Off Third



170 Off Third is one of the most elegant, well-appointed buildings to come toSouth Beach. Developers were careful to provide luxurious amenities, as well as several artistic touches.
Designed by GGLO Architects, 170 Off Third consists of 198 units on 8 floors and sits on a sizable 43,000 sq. ft. (aprx) lot across the street from AT&T Park. Thirty-five floor plans are available.

Owners at 170 Off Third have access to a two-story club room with a private theater, fitness center, 40-foot lap pool, spa, outdoor grills, common roof deck, and even wine storage. There are approximately 200 parking spaces, and Flex Cars are available on-site for registered homeowners.

ARTIST Alexi Kazantsev - 'Gods of Baseball'

Sculpture Alexi Kazantsev's 'Gods of Baseball' is composed of a series of fiber reinforced concrete medallions merging mythical creatures with baseball. The full series is installed over the King Street entrance and fragments adorn the lobby landings on floors 4 to 11. 

ARTIST Mark Stevens - 'Artifacts from a Coal Mine'
Seattle artist Mark Steven's five piece stainless steel scupture are intended to 'evoke a lost world and the uncertainty of climate change,' The pieces - shaped as a ghost, flames, a gingerbread man, a whale skeleton, and a series of small circles inside a larger one - are characters in an allegory'. The ghost represents us,' 'Fire is the fuel that powers.' 'The rings inside the big circle represent the various ages of man, starting with the Stone Age. This is all of human achievement.' The little character that looks like a gingerbread man represents our faith in redemption.' 


ARTISTS Anna Sher& Rodman Miller- metal & glass

Rodmon Miller's pieces are highly organic in shape with at least some asymmetry. In 1995 he developed a technique whereby glass can be blown onto (and remain integral with) a copper pipe. With this procedure hw has created finial and finial-like components which can be incorporated into large structures. Rodman Miller has worked on several projects with metal artist, Anna Sher. Together they produced the very unique art fencing around the pool and sculptures in Townsend lobby landings. 

CLUBHOUSE
Reservations allow Owner/Resident the use of the kitchen facilities & ability to have up to 50 guests. Reservation does not guarantee use of other amenities spaces or BBQ grill.

FITNESS CENTER
Fitness equipment includes stationary bicycles, elliptical machines, treadmills, free weights, & universal machine.

POOL
Pool is heated to ~ 80F for optimum workout! Spa is heated to ~103F.



ROOF DECK
12th floor roof deck allows for panoramic views of the city.

 THEATER ROOM

Building Occupants can enjoy watching a DVD with their friends. Theater room equipment includes state of the art projector, surround sound, and plush reclining leather seating. 

WINE ROOM
A limited number of owners have the privelege of accessing this private, climate-controlled, wine room.
