Welcome to 21 Turtle Creek Condominiums (21), one of Dallas’ first residential high-rises in the heart of Turtle Creek. At 21 we take pride in our community. We’re excited about the changes taking place in our building and welcome this opportunity to share our excitement with you.
An aerial photo of Dallas from 1930 shows that where 21 Turtle Creek is today was once the site of Holy Trinity College, later to become the first Jesuit High School. Back then, the only high rise building in the neighborhood was the Argyle on Oak Lawn Avenue. But the 60s and 70s were a time of rapid change in Dallas. In 1963 Jesuit moved to its new location in North Dallas and the area bounded by Oak Lawn Avenue, Blackburn, Turtle Creek Blvd and Irving Avenue is now home to office and residential towers and a shopping center. Built in 1963 on the old school grounds, 21 Turtle Creek Condominiums was one of the first of the residential high rises along Turtle Creek Boulevard.
Today, Turtle Creek is among the most upscale neighborhoods in Dallas. The residents of 21 enjoy easy access to the best in the arts, entertainment, and shopping that Dallas has to offer.

The Kalita Humphreys Theater, the only freestanding theater designed and built by Frank Lloyd Wright, is only one block away.
We are only a few minutes from the museums and performance venues in the downtown Dallas Arts District, including the Dallas Museum of Art, Nasher Sculpture Center, the spectacular new Winspear Opera House and the Wyly Theater.
For fine shopping, dining and entertainment, the West Village is only a few blocks away and the historic Highland Park Village shopping center, the premier venue for upscale shopping and dining in Dallas, is just down the road.
Turtle Creek is a different kind of urban neighborhood. We have all the advantages of city life, yet are surrounded by tranquil green space. Ours is the only residential high rise with its own private park, complete with pool and spa, for the exclusive use of residents and their guests. Turtle Creek, home to an amazing variety of wildlife, is right across the street. The creek teems with the turtles from which it gets its name, but they aren’t the only wildlife that live in and around its banks. In one five-minute walk you’re likely to encounter geese, ducks and a majestic black swan. The beautifully landscaped and maintained parks along its banks provide the perfect place for a jog, walking your dog, or just a relaxing stroll. Just one long block away is the 3.5 mile - traffic free - KATY trail, a landscaped pedestrian, inline skating, and bicycle trail system that runs from the American Airlines Center in Victory Park to just south of Mockingbird Station near Southern Methodist University.
21 is more than just a place to live; we are proud to consider ourselves a community. Residents work together to ensure that the high quality of life we enjoy here will continue.
Our building is currently getting a multi-million dollar makeover, inside and out, beginning with phase one of our Value Improvement Plan. Over the next few years, we are planning to spend almost 8 million dollars on improvements and upgrades.
The building’s exterior is getting an extensive overhaul with new balconies in a sleek modern design that reflects the building’s mid-century modern origins.
The building's interior will be getting a makeover as well. By the time these projects are completed, 21 Turtle Creek will be a sleek and functional example of classic mid-century modern design, elegantly interpreted for the twenty-first century.
In the meantime, our improvements aren’t just cosmetic. The comfort and safety of our residents is our top priority. We are in final negotiations to replace the elevators, which will have an entirely new contemporary design in keeping with the rest of the building, and implementing an upgrade of the fire alarm system. The Club Room kitchen is in the process of getting a complete makeover with new cabinets, flooring, countertops and stainless steel appliances. The fitness room with dressing rooms, lockers, showers and sauna, is getting a new flat panel TV. And, to improve comfort and reduce energy consumption, new energy efficient windows and balcony doors are also in the works.
One of the most anticipated improvements residents have been looking forward to is BuildingLink. BuildingLink, an Internet-based system that manages all day-to-day communications, record-keeping and task tracking between occupants, building staff and the property management is up and running. Residents can now access the property’s data and manage their personal information and authorized functions from anywhere in the world using a web browser or even their iPhone.
