301 Bryant at South Beach



Completed in October 1998, the structure includes 38 condominiums (including 7 affordable unit) and 1 commercial space.
301 Bryant is an 11-story building situated on Cape Horn Bluffs, now considered South Beach. It is situated next to the Bay Bridge and is tall enough to offer incredible views of the Bay. It was designed by Tanner Leddy Maytum Stacy Architects, which later split into Tannerhecht Architecture and Leddy Maytum Stacy Architects. Equity Community Builders (ECB) won the developer competition for the site that was sponsored by the San Francisco Redevelopment Agency, and subsequently created a separate entity, Rincon Point Development Company, to develop the project.

The site upon which 301 Bryant is located is only 8,000 sq. ft. (aprx). The SFRA considered it to have “limited value” due to the extreme constraints of the space. 

But a beautiful building was created on the lot, offering contemporary concrete and glass, two lobbies, secured parking, high ceilings, high-end detailing and stellar views.

South Beach is San Francisco’s newest, up-and-coming neighborhood. Located South of Market, it is surrounded by the newly renovated Embarcadero and Bay Bridge to the North and East, 2nd Street and King Street to the West and South.

For decades, the real estate in the South Beach neighborhood of San Francisco had mainly consisted of warehouses, storage yards and dilapidated piers. Beginning in 1981, the city began to transform the area into a mixed-use development. Now it is one of the ritziest neighborhoods in The City. Considered by some to be the “new Nob Hill,” South Beach is home to some of the most desirable and valued real estate like condominiums and live/work lofts - plus interior design stores - in San Francisco.
