AIR CONDITIONING
Each residence will have its own 12 Seer (high efficiency) air conditioning system. In addition, the building will have two compressors to cool the elevator lobbies and corridors in each pod. All compressors will be located on the roof.
INTERIOR FINISHES Owners will have two palates to select from. One palate will feature a light color granite, light stain for the 5-inch wide plank, solid maple hardwood floors and solid maple cabinets, and several complimentary carpet and ceramic tile selections for the bedrooms and bathrooms respectively. The second palate will feature a dark color granite, dark stain for the hardwood floors and cabinets along with several complimentary carpet and ceramic tile choices for the bedrooms and bathrooms.

Parking Garage - The parking garage will be a poured-in-place, 2-story concrete structure containing 102 parking spaces. The lower level will be appro ximately 4 feet below grade and have a clear height of approximately 8 feet. The upper level will be approximately 6 feet above grade and have a clear height of approximately 9 feet. Both levels will have floor drains throughout connecting directly to the city storm sewer system.
Construction - The building will be framed using engineered wood studs, with wood floor and roof trusses. The sub floor will consist of ¾ inch, 2500 psi gypcrete on top of a sound isolation membrane, on top of a 3/4" tongue and groove plywood deck. Resident demising walls will consist of two staggered rows of wood studs with R-13 fiberglass insulation and one layer of 5/8 inch "Hom asote" or similar soundboard insulation, with 5/8 inch drywall finished faces. There will be a 1-inch space between each row of studs; therefore no units share a common wall. The building will have a flat roof angled slightly for drain age into a pipe drain that ties directly into the building storm sewer system. The roof will be insulated with R-30 fiberglass batt insulation. The exterior facade of the building will be stucco applied using a 2 coat system.
Fire Safety - The structure is protected by a sprinkler system connected to a fully integrated smoke alarm system.
Doors - Entry doors are 8 foot, 1 ¾" thick solid core wood doors with two peep holes. Interior doors are 6'8", 1 3 /8" thick, wood veneer hollow core doors.
Windows - All building windows will be aluminum frame, double pane, low-E glass except for the windows in the northeast corner of the Cosmopolitan units. These windows will be commercial glass windows mounted using an internal curtain wall system.
Flooring - All carpeted areas (bedrooms and corridors) will utilize a 3/8" pad between the accoustomat gypcrete and carpet to ensure a soft feel and absorb sound. Living areas will utilize a 3/8" rubber membrane between the gypcrete and hardwood floor to control sound.
