Promenade West is a 135-unit common-interest development constructed in 1981 by Shapell Industries, Inc. and Goldrich & Kest Industries following the completion of "The Promenade" (Promenade East). This complex was part of the downtown redevelopment of Bunker Hill by the Community Redevelopment Agency. Promenade West was constructed and marketed as a luxury residential condominium development. At one time, Bunker Hill was a community of beautiful Victorian homes and it still has its prestigious reputation from that earlier time. In 1981, sales for downtown residential properties were difficult, and as a result, several units were sold for business use. In 1996, homeowners adopted revised Covenants, Conditions, and Restrictions (CC&Rs) limiting business use to only 35 units. These units have a Certificate of Occupancy for office use issued by the City of Los Angeles. Further use will not be permitted. Promenade West provides front desk reception services 24 hours a day for its owners and guests. This premiere downtown location offers easy access to the business community, the cultural heart of the city, Staples Center, fast transit and freeway access to all outlying communities. Promenade West is one block from the Disney Concert Hall and the Los Angeles Music Center. It is within walking distance of the Museum of Contemporary Art, the Colburn School of Performing Arts and Music Conservatory, a metro-rail station and Our Lady of Angels Cathedral. The downtown area has many good restaurants, movie theaters and luxurious hotel and office complexes with beautiful surrounding fountains.
